THE ALIKI PENTHOUSE RENTAL POLICY
We value our customers and wish to express our appreciation for your business. Our rental policies and practices enhance our ability to offer quality accommodations and hospitality services.
Family/Adult Oriented Vacation Accommodations - We provide family/adult oriented vacation accommodations and will not rent to vacationing students or young adults under the age of 21. Sorry, no smoking inside and no pets. Reservations made under false pretenses will be subject to forfeiture of deposit and rental fees.
Reservation/Security Deposit - A minimum reservation/security deposit of $500.00 is required and due upon booking. A higher deposit may be required for extended stays. This deposit will be fully refunded by check within 15 days of departure providing there is no damage or theft and all policies and conditions are followed.
Cancellation Policy - Reservation/security deposits are refunded when proper notice has been given and acknowledged by us. Reservations must be cancelled at least 45 days prior to arrival and monthly reservations must be cancelled 90 days prior to arrival or the reservation deposit amount is forfeited. Cancellations or early departure does not warrant any refund of rent or deposit.
Special Offers - Limited time special rates may be offered from time-to-time. Offers may not be valid during U.S. holidays and local special events. Please contact us for restrictions.
Rental Payment Policy - In addition to the rental rate, an additional 12% Florida tax is added to the invoice. Full rental payment is due 30 days prior to arrival and may be paid by a personal check. Short notice bookings will require payment by cashier check, travelers checks, bank money orders or cash. No personal checks will be accepted for short notice bookings.

Check-in/Check-out - Your satisfaction is important to us. Late arrival check-in is possible. Guests should contact us to make special arrangements.
Check-out time is 10:00 am. Keys must be returned at check-out. There will be an $150.00 non-refundable and non-negotiable fee for each key not returned upon departure and $100.00 for each lost garage door opener.
Occupancy Limits - Florida State Licensing Regulations require occupancy limits based upon square footage of the home and sleeping accommodations. Therefore, the number of guests must not exceed the maximum guests allowed (including all children) as indicated on your rental confirmation for the vacation property. If the occupancy limits are exceeded, then guests will be asked to check out and full deposit and rental fee will be forfeited.
Hospitality Code - No Pets and No inside Smoking Policy assures guests who are allergic to smoke and/or pets a GUARANTEE that our accommodations are comfortable for all vacationing guests. Failure to adhere to this request violates the hospitality code and will result in the retention of the reservation/security deposit.
Good Housekeeping - Please do not take bath towels or linens to the beach. Please bring your own beach towels. The accommodations/home must be left in good condition. All food, debris, and garbage are to be removed and placed in the outdoor trashcans. Please wash dishes in the dishwasher or by hand prior to check out.
The accommodations must be left in good condition. We reserve the right to retain partial or full security deposit for carpet cleaning or additional housekeeping services due to guest’s lack of care or respect for privately owned properties. Please treat the property with care and the neighbors with courtesy.
Waiver - We will not be held responsible for acts of theft, vandalism, or other damages to guests’ personal property or items left at the property. If an item has been accidentally left at the property, please contact us and every effort will be made to mail it to your home.
